Property Regulations and Guest Obligations

These regulations govern the obligations that guests are required to comply with during their stay at the property managed by Ava Home di Daniel Gaioni. Acceptance of these regulations constitutes an integral part of the stay conditions and the short-term rental agreement.

Compliance with the Law and Prohibition of Illegal Activities

Guests undertake to use the property exclusively for lawful purposes and in compliance with current regulations. It is strictly forbidden to use the apartment for illegal, criminal activities, or activities contrary to public order, morality, or good conduct.

Prohibition of Prostitution and Related Activities

It is expressly forbidden to use the property for prostitution activities, facilitation, exploitation of prostitution, paid encounters, organized sexual activities for economic purposes, or any similar activity, even if carried out occasionally or by third parties introduced into the apartment.

Ava Home is not required and is not materially able to know, verify, or monitor the work, personal, or private activities carried out by guests before or during their stay. Guests therefore declare, under their own responsibility, that the property will not be used for prostitution activities or for any other illegal activity or activity not consistent with the residential purpose of the accommodation.

In case of well-founded suspicion, reports from neighbors, authorities, or third parties, or verification of non-compliant conduct, Ava Home reserves the right to immediately terminate the stay and inform the competent authorities.

Compliance with Condominium Regulations

Guests undertake to comply with the condominium regulations, common areas, other condominium residents, neighbors, and the rules of civil coexistence. Harassing behavior, shouting, excessive noise, loud music, disturbance of public peace, and any conduct that may cause inconvenience or damage to others are prohibited.

Prohibition of Parties, Events, and Gatherings

Parties, events, gatherings, receptions, organized meetings, or access by unregistered persons are not permitted, unless prior written authorization from Ava Home is obtained. The property must be used exclusively by the persons indicated in the booking and duly communicated in accordance with current regulations.

Maximum Number of Guests

It is forbidden to accommodate additional persons beyond those indicated in the booking and registered through the documents provided. Access to the property by unauthorized persons constitutes a serious violation of contractual obligations.

Obligation to Provide Valid Documents

All guests are required to provide valid, correct, legible identity documents corresponding to their identity before accessing the property. Failure to submit the required documents may result in the inability to access the property and use the accommodation.

Truthfulness of Information Provided

Guests declare that all data, information, and documents transmitted to Ava Home are correct, truthful, up-to-date, and complete. Sending false, inaccurate, incomplete, outdated data or invalid documents constitutes a serious violation of contractual obligations.

Responsibility for Other Guests

The person making the booking and transmitting the data of other participants in the stay declares that they are authorized to communicate them to Ava Home and assumes responsibility for the accuracy of the information provided. They also undertake to inform all other guests of these conditions and ensure their compliance.

Proper Use of the Property

Guests undertake to use the property with diligence, care, and respect, maintaining it in good condition and returning it in decent condition. It is forbidden to use the apartment improperly, dangerously, negligently, or contrary to its residential purpose.

Liability for Damages

Guests are liable for any damage caused to the property, furnishings, systems, appliances, accessories, equipment present, common areas, or third-party property during the stay. Ava Home reserves the right to request full compensation for damages suffered.

No Smoking Policy

Smoking is prohibited inside the apartment, unless expressly authorized otherwise. Any damage, persistent odors, extraordinary cleaning, or interventions necessary due to violation of the prohibition may be charged to the guest.

Pets

Pets are only allowed if expressly authorized by Ava Home before arrival. In the absence of authorization, it is forbidden to bring animals inside the property. Guests remain in any case liable for any damage, disturbances, or extraordinary cleaning caused by animals.

Loss of Keys, Badges, or Access Devices

In case of loss, damage, or failure to return keys, badges, remote controls, cards, access devices, or other tools provided for use of the property, guests will be required to reimburse the costs of replacement, reprogramming, duplication, or technical intervention.

Use of Internet Connection

Guests undertake to use the property’s internet connection lawfully and in compliance with current regulations. It is forbidden to use the network for illegal activities, illegal downloads, computer fraud, dissemination of prohibited content, or any other activity contrary to the law.

Liability for Personal Belongings

Ava Home is not liable for theft, loss, damage, or removal of personal belongings left inside the property, in the appurtenances, or in common areas. Guests are required to carefully safeguard their personal effects.

Compliance with Check-in and Check-out Times

Guests undertake to comply with the check-in and check-out times communicated by Ava Home, unless different arrangements are authorized in writing. Failure to comply with the times may result in additional charges, where applicable.

Access to the Property for Urgent Needs

Ava Home reserves the right to access the property, with prior notice where possible, in case of urgent needs, essential maintenance, emergencies, danger reports, suspected violations of these regulations, or requests from competent authorities.

Reports to Competent Authorities

In case of illegal, dangerous, harassing conduct, contrary to the law or these regulations, Ava Home reserves the right to report the facts to the competent authorities, including the Police Headquarters, Law Enforcement, Local Police, condominium administrator, or other designated bodies.

Termination of Short-term Rental Agreement

Failure to comply with even one of the obligations set forth in these regulations, the short-term rental agreement, booking conditions, or current regulations constitutes a serious breach of contract.

In case of violation, Ava Home reserves the right to declare the termination of the short-term rental agreement, immediately terminate the stay, request the release of the property, and retain the amounts already paid by the guest as consideration, penalty, compensation, or restitution for the damage suffered, without prejudice to the right to request additional amounts for damages, costs, penalties, extraordinary cleaning, or liability arising from the guest’s conduct.

Forfeiture of Amounts Paid

In case of termination of the agreement due to violation of obligations by the guest, the guest acknowledges and accepts that they will not be entitled to a refund of the amounts already paid up to that point, including rent, deposits, balances, down payments, commissions, or other amounts paid, except for different mandatory legal obligations.

Precedence of Property Regulations

By making a booking, completing the form, submitting documents, accessing the property, or beginning the stay, guests declare that they have read, understood, and fully accepted these regulations. These conditions apply regardless of the channel used for booking, including the Ava Home website, Airbnb, Booking.com, other online platforms, agencies, direct bookings, or other intermediaries.

Express Acceptance

By selecting the appropriate box in the online form, guests declare that they have read, understood, and accepted these regulations, assuming all responsibility arising from failure to comply with the conditions indicated.
